The collaboration with a lead generation company Real Estate Salt Lake City Utah gave me an interesting insight into the two leading real estate and agents. I was with two ends: the consumer and the agent itself, and my task was to them both happy. Yeah, right. Easier said than done.
The consumer side is simple – real estate leads like a house value that they provide information about the market, they want a broker, and we get it, know that the broker? Well, that”s another story – they did pretty much everything that comes under the sun, if it leads to real estate. She wanted to be people willing to list their Salt Lake City Utah Real Estate homes to be with them as soon as possible, without working on the agent”s part involved. You want lists, not real estate leads.
Well, if I could make that consistently all the time, I would either be a multi-million dollar company, or I would do real estate full time myself. Get this through your heads Agents: There are no magic service, the page is a list for a small fee. Instead, they offer services that will lead to real estate and it”s your job to turn them into customers. Did you? Real estate leads you + = customer!
They went into the classes, she studied at sales and marketing techniques and all types of jewelry you printed with your name and logo on them leads for your property. Ergo, you need to convince your property will be working with you. And if you do not convert, perhaps a look at your own methods, rather than immediately blame the source of real estate need leads.
By now, I have probably heard every excuse under the sun why online real estate leads are bad or dizziness. And that”s all it is an excuse, a cop out to make you feel better about not able to turn your real estate ad leads lists. That being said, here are the Top 5 cop-outs I have over the years of follow-up with real estate leads and heard my reaction to them.
1. I am a new agent, and nobody wants to use a new agent.
Well how they know you”re a new agent? You have to proclaim it the second takes you talked with your property? You do not need to list all your property that you are new to tell. If they ask, they say, and to be honest, but not only voluntary statements. And as you know, “nobody” wants to use a new agent – sounds like a gross generalization to me. You will not know until you get there and try – to convince you execute your real estate ad that new resources you are cutting to be the best thing out there right now, show them what”re an expert you have become, even if you”re new to the business. Just try to convert them. Under the assumption from the beginning your real estate ad does not want to use you because you do not even give you a new chance.
Second Some property lines are on the Do Not Call Registry.
So? There is no such thing as a do not knock list. If your property leads through the DNC Registry, and you feel uncomfortable risking that one call, you should have your butt in the car, directions in hand and preparing yourself mentally for your introduction, when you knock on their door. And indeed, (which are leading online real estate!) To the basic rules of the Do Not Call Registry, if a consumer makes an inquiry on the lists, you can contact for up to 3 months after the examination. You have 3 months to get them on the phone, then there are always at the door! Do not use the DNC as a cop-out procedure leads in real estate. It is a flimsy excuse.
3. It is unprofessional to go knock on someone door.
This is the line I usually indicative to it, got stopped by the property. My thing is, who said that? Who told you it is unprofessional to go visit your real estate ad leads to home and drop off the information they requested? This is a matter of opinion and as long as your property will not think it”s unprofessional, you”re good. And through their own initiative and goes out of his way to meet your real estate leads, you can easily earn a client for life.
4th This property leads to far from my area, or it is town.
This in a very bad part is probably my favorite cop out, because it just sounds ridiculous to me. If your property is leading to far, why do you have for this area? Or, if you will, some real estate in your area, how far? Most of the time complaining about agents that it is 30 minutes drive away. For me 30 minutes of my time is definitely worth the fat commission check I could get. And if some properties are leading to far, you have not ever heard of a commission? Find a great agent in the management of the region and send it over. This way you are still a part of the commission and you will have 30 minutes of your valuable real estate time.
When are stored in a bad part of town, it usually means there is a very low value and is at home in either a ghetto or backwater somewhere. It pisses me off when they say real estate agents that the house is not worth the time. Guess what, buddy? If you have got your license, you won knowledge that others do not, but must at some point. You should be willing and open it with your real estate leads, no matter what the economic situation to share their homes and incomes. If you do not want to help them, nobody can force you, but you”re a bad agent, at least if you are not ready, someone who your property will be found.
5th If they wish to be contacted, they were given all their right contact is information.
This a difficult question, because on one level I do not agree with this somewhat. These five objections are really just cop-outs and excuses in disguise for not follow-up leads to your property. And pretty flimsy one at that. If this takes your objections against your property, you must cease to sit around and think up objections just get out and GO. Start turn leads this property, you start making calls and sending postcards. You can not convert them all, but I guarantee you if you are all set in the following with each of your real estate leads, no matter what objections you may have, you will see a huge increase in your conversion rate. You only need there and TRY.
